Abstract: Tujuan penelitian ini adalah untuk mengetahui pengaruh return on asset, debt equity ratio dan total aset turnover terhadap return saham pada perusahaan property dan real estate yang terdaftar di bursa efek indonesia tahun 2018- 2021secara parsial dan simultan. Populasi dalam penelitian ini adalah perusahaan sektor property dan real estate sebanyak 34 perusahaan dengan teknik pengambilan sampel berdasarkan kriteria dengan menggunakan purposive sampling. Sampel yang diperoleh berdasarkan kriteria sebanyak 15 pertahun perusahaan sektor property dan real estate. Jenis penelitian adalah kuantitatif dengan pendekatan asosiatif kausal. Teknik analisis data yang digunakan adalah kuantitatif dengan statistik deskriptif menggunakan SPSS v.25. Hasil penelitian menyatakan bahwa return on asset secara parsial berpengaruh positif dan signifikan terhadap return saham, debt to equity ratio secara parsial berpengaruh positif dan signifikan terhadap property dan real estate dan total asset turnover secara parsial berpengaruh positif dan signifikan property dan real estate. The purpose of this research is to partially and simultaneously influence return on assets, debt equity ratio and total asset turnover on stock returns in property and real estate companies listed on the Indonesian Stock Exchange. The population in this study is the property and real estate sector as many as 34 companies with a sampling technique based on purposive sampling. The samples obtained based on the criteria are 15 companies per year in the property and real estate sector. This type of research is quantitative with a causal associative appROAch. The data analysis technique used is quantitative with descriptive statistics using SPSS v.25. The results of the study stated that return on assets partially had a positive and significant effect on stock returns, debt to equity ratio partially had a positive and significant effect on property and real estate and total asset turnover partially had a positive and significant effect on property and real estate.
